Oldham County Real Estate Market Update 6/17/2022

Inflation way up, Fed Raising Rates, Stock Market off 18% or so from beginning of the year and Real Estate Inventory is increasing and sales are down. So, if you were thinking of selling, have you missed the market? I don’t think so. Of the 71 homes that are under contract in Oldham County, the average days on the market is right at 21. Of the 71 homes that are under contract, 37 went under contract in less than 10 days. There has been an increase in homes for sale. This may be in part to seasonal supply changes, this is the time of year we see people trying to get transitioned to their new home before school starts. Historically, the number of home for sale may still be on the low side, but from the beginning of the year up until about derby we were averaging closer to 40 single family homes for sale in Oldham County and as of just a few minutes ago, there were 82 homes for sale in Oldham. So, the inventory has almost doubled. If you are thinking about selling, you might need to be doing your homework now, increase in rates, inflation and inventory might have an impact on what buyers are willing to spend on housing going forward and rates are predicted to continue to go up the rest of 2022.
