You may get lucky and can get it all done before he shows, but if not, use the Lightning Hawk to give you some temporary relief. Once you reach the sewers, you'll be tempted to return to the RPD building and pick up the extra Flamethrower fuel and Lightning Hawk parts: but don't! Not only because of the danger from leftover monsters, but it simply takes too much time. You need to finish with a time of 2 hours and 30 minutes for an S+ rank. Use your defensive weapons to get by the G-Adults; facing them wastes too much time and ammunition. I prefer to save my Flash Grenades to use against Birkin during the boss battle at the conclusion of the sewers section to save ammo, but you decide for yourself if you want to use them on the G-Adults. Alternatively, if you have a surplus, use your Blue Herb mixtures to absorb the damage from the G-Adults to move past them. Your second save file is also recommended before the Birkin battle in case things go south. I've played through this game a million times and still can't figure out which chess pieces are which in the menu without examining them. :\
